Every non-family home has at least one housemate, and the university only assigns same-gender housemates. The rent covers property management, maintenance, contents insurance, deep cleaning between semesters, Wi-Fi, trash pickup, parking and gym membership, plus a monthly utility credit; you pay for utilities above that credit. There is a one-time housing application fee of 250 US dollars and no deposit. Separate, larger family homes exist if you are bringing a partner or children.
